One of the subjects I love to talk about is the art of negotiating, because effectively negotiating the sale of your home starts long before it goes on the market. I use a technique called preemptive negotiating, where we take certain steps now that will prevent the future buyer from using something later on to force the seller to lower the price. After all, my job is to sell your home at the highest price a buyer is willing to pay.
One of the best ways to get out in front of the buyers is to have a pre-listing home inspection. The home inspection has the ability to open up negotiations leading to less money in your pocket. Even worse, it can lead to the buyer walking away and having to start all over again.
Creating a win-win for everyone involved is also a negotiating goal. A buyer is not going to pay top dollar for your home if they feel they aren’t getting some of their needs met. If a buyer needs to close in 4 weeks and and you can meet that deadline, they are more likely to pay a higher price then making them wait 6 weeks.
